There is probably a notice to cure in there somewhere.. that can be a very helpful document, if the seller kept it. 

Ultimately you still may have to evict but you would anyway.Always give notice to cure or quit the day after money is owed.

A couple grand isn't squat wrt driving up value, unless for instance you cure an adverse condition (functional obsolescence) that impacts the appraisal.

Even if everything goes smoothly it's pretty skinny.Folks this far behind also usually owe taxes, utilities and a contractor or 2 plus the heloc and/or 2nd they forgot about.In my state the cure date is 11 days before the sale date.

But you did not have it inspected and did not give them the opportunity to cure the issues then they could make a play for the EMD.

The best cure is to have a proactive plans expediter that finds out what the reviewers are looking for and then provides all the required information the first time!

With cure in place pipe lining you send a robot to down the mainline to cut out each service.

In order to get evicted though, the landlord would have to prove to a Judge that there was a lease violation that the tenant was notified of and failed to cure.
