ERentPayment doesn't have a business address listed on their website, and they offer National criminal background check, which is a lie because Mississippi you need to go into the courthouse to search, and only law enforcement has a National criminal background check through the NCIC.

I since have given a contingency of a co-signer if not able to meet the net income qualifications; sounds like that was offensive and pushed away a bad situation. :) My wife and I just had our first child, and this strategy is enabling us to have her stay at home.

Also no offense, but you are an entry level agent, and there's nothing wrong with that, use the opportunity to gain experience and learn from more seasoned agents. 

They said they do criminal record background checks, income verification, evictions and collection accounts.

It amazes me how naive people can be to think that criminals wouldn't take advantage of this practice.  

I'm looking for someone who knows the ins and outs of PDX, speaks RE investment language and knows what to look for/how to find the rehab/REO/distressed properties and isn't just a door opener (no offense to those that are).Thanks in advance!

As for your PM, let them pursue criminal charges and eviction if they are successful in a criminal case.
