One if you do not register your company as a foreign company you usually cannot file an answer in court if you are sued. 

This is a real estate company that doesn't even hold these funds in real estate? 

@Caleb Rehg Just as a note my insurance company frowns upon college rentals and makes me state if I am renting to any undergraduate or graduate students.

I have learned a lot over the last ~6 months about furnishing a property, managing/pricing a rental, understanding the ins and outs of Airbnb/Furnished Finder, and analyzing real estate investments generally.My business idea is to use that knowledge and start a company that does the following:-Furnishes properties for investors who want to turn their LTR into a MTR/STR, new homebuyers who want to house hack, or just any investor needing a rental furnished.

btw, i did not pay that much for sure, but i got what i want... without a mean management company. lol

the insurance companies are not charities; they deserve to make reasonable profit for providing the insurance.
