I will lose my other actual buyer who is paying me 5k more This guy also is not licensed as a broker or real estate agent in the state so I can complain to the commission and cancel the contract and he will be fined which I hate to do because of his business What do you think ?

If you're looking to get into flips, being your on Realtor will save you the 3% commission when you list the home, and if you are buying off of the MLS, you can earn a 3% commission for purchasing the property.

My wife is a realtor so thinking we would drop the 3% commission from closing as a way of negotiating down the buy price since we need our mortgage payment on the new home to remain very close to what we are currently paying today (so that our life living costs remain within my salary/income so not depending on my Wife’s non W2 income Realtor income).
