I was planning to renovate and update the property once he did decide to move out one day, so not renewing his lease would just be an opportunity to jump start that.Thanks for your comments!

I had a feeling that this might be an issue, but as a newbie sometimes it makes more sense when you hear it from someone with experience.

The rest of the house looks good but at least one bedroom is really small and would be an office for most buyers so you have a 2/2 rather than a 3/2.If you have been getting feedback from agents showing the property that the layout is the deal breaker there is not much you can do with that other than learn for the next one and lay it out up front and get feedback / input.

Don't be an absentee landlord... it costs a lot of money...

Adding other factors will only compound the challenges and work against you as you learn how to be an effective investor.Imagine having to supervise work that should have been completed (but was not) in the Inland Empire.

It's also nice to include some photos if you want things staged, or the coffee table items arranged a certain way.
