@Carolyn Guertin investing in Detroit should be done on a block-by-block basis. That's actually difficult to do, so we ranked 104 of Detroit's Neighborhoods on our site as Class A, B, C or D to help investors make better decisions and NOT get ripped off.NEVER try to invest in Detroit using zip codes!

Definitely loving my Toledo market 👍Just trying to get a solid B class 6 unit across the line for $160,000.Occupied but needs around $50,000 or so in rehab.Optimized will rent for $4,500+ per month and ARV will be $350,000 - $400,000Haven't found a deal like this in ages but either way you look, the numbers in the market just make sense and even with the high interest rate environment.Much success to all

G'Day guys,Lately, I've been super duper pissed off with our investors that I decided to keep all of the deals for myself 🤷♂️I've always preached that there is not a single deal that we sell that I wouldn't be willing to keep for myself. So there's that lolJust picked up a 6 unit which us humble Ohio folk would consider an A class area (Sorry East and West Coasts as our A class is your Z Class lol)$160,000 purchase price$50,000 rehabCurrent rents are $3,000 per monthOptimized rents will be $4,000 per month.BPO before purchase $220,000 - $250,000ARV $350,000ARV with interest rates at 6% potentially $400,000+Cashflow = S#%$ load $$$Granted, it took 4 months to get the contract signed and we had to go to McDonalds 4 times to meet with the seller so sign each page individually single time lolYep, it was one of those. All in all, great deal and they are definitely out there.Working on another one now that will be converted into a duplex and is located in a top notch school district.Somehow picked this one up for $20,000 and needs $45,000 in rehab.ARV is $110,000 conservatively Combined rents will be $1,300pm.Ohhh yeah, almost forgot. Also, picked up a SFH from a wholesaler believe it or not for $20,000 that after inspection needs around $15,000 in rehab.ARV all day long is $80,000.Says WHO there aren't any good deals???

If I play my cards right and take action judiciously, I know it can work out.Working class areas have better initial cash flow than more upscale areas but also require more work.

I have been in the process of 1031'ing the C class properties in my portfolio and have been moving these over to STR.

STR's probably take more effort than investors expect, but they are a proven and generally less available (due to regulation) asset class. - Do you data research.

If you want to be an armchair investor, you can probably find easier asset classes that will offer a better return despite what your initial spreadsheet numbers might be telling you.

forget to mention , there's recent development to build new class B+/C hotel like BestWestern in the area of around Waikoloa, so it's starting. This island is missing the middle lower-class brand-name hotel due to very limited hotel approval but it's there in extremely very limited approval.I think most local would reject most development, hence Kauai and big island is still more natural compare to lets say oahu/honolulu....
