I'm an investor and use thunder city tile!

Per seller house needs new carpet, paint, landscaping, and tile replaced in one bathroom (15-20K?). 

I arrived home to a strong smell of smoke, and found the right-rear burner of the gas range turned on, with two very charred chicken drumsticks sitting on a white ceramic plate.  

Or just the address in cool tile numbers or something bright on the door side of the house?       

In condos, there is a a 1/2" cork underlayment put underneath the tiles between floors to cut down on noise between floors to reduce noise. 

The house is between C / D but has a lot of updated features (42" wood cabinets, tile/wood throughout, granite counter tops, stainless steel appliances, wrought iron mechanical fence, and whole front unit is in great shape). 

Basically he wouldn't admit to any problems as fault including where his electrician removed existing vent fan I had already paid to install and damaged my cabinets, did terrible tile and drywall work, wired things incorrectly (to my spec), installed the doors improperly so they couldn't lock... etc etc.

While directing tile-setters, painters, handymen, plumbers and flooring installers, my family lived in the home (more like camping really) and made frequent trips to the beach for surf and sea breezes.

Agreed, you Want to use a title co. to close, you can get a warranty deed from the seller, the prior QC, or even one to you, is no issue as long as you get tile insurance.  

There is a substantial difference between vinyl, formica and standard appliances and granite, tile and stainless steel among other things.
