I wouldnt want my tv to be set up where everyone has to walk in or go up the stairs.

As @Arthur C. mentioned I was talking about a full gut where the slab has to be dropped, a third-floor pop-up, stairs reconfigured, all new utilities, and so on.

On our other projects we refinanced we got a 30 year, 3-4% fixed rate, 70-75% LTV, with some stair stepped prepayment penalties and were able to cash out 30-40% of our initial capital invested. 

All it needed was some flooring in the lower level and new carpet for the hall and stairs.

The tenants seem like good people but are all heavy smokers (stair case reeks cigarette smell), they are also using the attic for storage (I have no access) and occupying the majority of the side lot for parking.

In the last flip we did we added a 1/2 bath upstairs in a useless closet on top of the stairs in a Cape Cod.
