Yes buying and self managing rentals us both controversial and has arms length requirements etc, non permitted transactions etc.Today doing hard money loans is harder then it sounds with reduced deal flow you'll be sitting on your cash.Leverage is possible too.

Remedy: Use this as a motivation to start your success journey and when the capital starts flowing in pay the debts off one by one and don't forget to celebrate along the way!

Take internet advice with a grain of salt, especially controversial advice or action.
