How does one anlayze the store front part? I

I was wondering if anyone could recommend a third party cold calling company/service.

And part is deferred in the note.   

I've seen a lot of our community members start out with third party, learn their systems, and then bring it in house when they own several hundred units.I would read the book Small Giants, by Bo Burlingham.

And the fact that both parties were represented by knowledgeable , experienced real estate attorneys insured a framework in place for the best possible outcome.  

If you have 4 college students in a 5 bedroom house with a reasonable driveway that can fit 4 cars and they don’t throw parties all the time you will probably be ok.

Some places will allow 3rd party bidders, but that is kind of hit and miss.

And there being no mention of any affiliation by either party when making the recommendation certainly contributes further to that same appearance - why not make the disclosure?
