As I would love to break in to Flipping  and flip this 3bd/ 1b house but  I can't  afford the 10 to  20  it Could cost right now so I  will do  a basic/nice  update replace only the carpet  in living and dining rooms,  No opening of walls ( if Flip kitchen would need to be done, it's a small and weird shaped kitchen) put new Kitchen cabinets back plash tile  floor and maybe re tile tub area in Bathroom and paint.

I really want to start my rehab because I can do many works by myself like painting and changing the carpet etc

It is ready to rent save needing a new toilet and carpet or tile in the "2nd" bedroom.

During inspection they found carpet damage.

For example, if a comparable has carpet throughout and they are at a value that's the top of the market, it wouldn't make sense to do LVP throughout the house unless you have other reasons that make sense financially.

For example, if lite rehab is needed estimate X per square foot (i.e. maybe paint, carpet, small touch ups and improvements).  

.* We have wholesale accounts with several large cabinet companies, and granite companies and can get huge discount on these supplies, along with flooring, roofing shingles, and carpeting and other supplies.* My personal credit score is 700 and I have personal rehab capitol, but not enough to cover the home purchase and rehab costs.
