I have talk to Realtors in the area and well their answer is not analytical. 

Any advice for an overly analytical first time investor?

So I'm looking for individuals that lack the basic knowledge of just starting out.I think when it comes to you starting your own podcast you seem like you are very analytical about the things you do which is great! 

Knowledge, experience, analytical ability and access to capital are necessary to play successfully in this arena.

What I am understanding here, is that what's holding an investor like you back is: 1) Trust2) The risk involved - based on your analytics . 

Any other kind of analytic other than occupancy rate?

We also use pricing analytics tools so have compromised occupancy for rates here versus the competition that has a standard price (399 for 6 months and 349 for the other 6)

The real question now is, where and what team can bring us the most compelling as well as data driven analytics to make the best decision.

This is me trying to teach you and so many others that STILL think you can target motivated sellers, a much better way based on actual data, analytics, intelligence and common sesne.I can show you the door, I can open it for you, but you need to walk through it to reach that better place.
