@Joseph Opoku Yeah you can still get positive cash flow from day 1 in pretty much all areas except the A class neighborhoods.

It's all speculation at this point, but we are very hopeful to have 100% bonus depreciation or some form of it reinstated.

Mortgages are all below 4.5% - no intention of changing those.

But that's for another discussion.So in a roundabout way I was trying to get into the LA's commission, which I know isnt a popular strategy among Realtors.Thanks again all,TC

I do this all the time, as long as you or the property can cover it monthly you're good. 

It's all in how conservative you are in your approach to underwriting your deals.Even when a Seller says they've improved the property, the tenants are still tenants and do damage to brand new improved units. 

Than be smart, site back and listen, take it all in, be a good student.
