I see that you are local to me, and I can assure that all government office do not check the more accurate resources for ownership information (Clerk of courts or Comptroller) which means you could be missing some important info.

If your numbers are accurate and you have 20% to put down, you shouldn't have any problem getting a conventional loan UNLESS you don't have another reasonable source of income.

I find that carpenters are harder to find than plumbers or electricians, and much harder to get accurate estimates from.
