Through the roof.It seems almost weekly for the last 2 years another article appears in the paper about the lack of available rentals, and the increases in rent prices, in the Denver market which basically covers all of these areas.4th Quarter 2014 Vacancy & Rent Report ReleasedPublished Friday, February 6, 2015by Jennifer Von StrohGiven an increase in the number of new additions to the inventory this quarter and over the last two plus years, the recent trend in the Denver metro unemployment rate, normal seasonal vacancy changes, continued immigration, and an increase in metro area natural population, rent increase and a low vacancy rate are both expected, with some variation across certain submarkets.

I made a commitment to act and last Friday I sent out 300 mailers to a neighborhood here in North Seattle, focusing totally on absentee owners with 100% equity.This morning, I received my first call (hangup) but after an hour or two returned the call just to see if it really was a live person that had received one of my mailers.

I'd start with a phone call to the tenants that would end with "If you are out by Friday,  apartment is clean and I never hear from/see you again,  I won't contact (insert threat here:your lawyer the press DCFS, LA child service,  all of the above  etc)"

Luke Faulconer If I had to start all over and I thought Real Estate might be my ticket, I would 1) Attend the local Real Estate Investor meetings (all the people who do what you do, are all here) and 2) Find a mentor (which you can find at the local REIA meetings). 3) Build a team of all the people you will need in your real estate dealings, CPA, attorney, realtor, and build a list of backups, 4) Build and execute a system with which you practice real estate, do the same thing over and over and over and over again, until you are the best in your market at what you do.5) Along the way, HAVE FUN, remember that every day is Friday!
