The city has gone through a rough patch but we've come out stronger than ever before.  

that stuff was bulletproof and I think I have a couple of rooms left in my property portfolio, it won't die, like Methusela flooring--Cap Ex be damned... ) Similarly, the more I learn about concrete, I can mix and cure it to last longer than I can ever expect to live (again useful life be damned)... and if you are patch, repair, OCD maintenance landlord, you can cheat it some extending the useful life of many items (though you could argue the labor and repair is the input of the Cap Ex money, but mostly my own elbow grease, and I get some exercise to boot)...

I was reading my Scottsman guide today and noticed both Patch of Land and Realty Mogul had prominent adds in Scottsman guide.. with no reference to the fact that they were crowdfunding portals..

I've also looked at a variety of other sites including Early Shares, Patch of Land and Realty Shares. 

I've been noticing that new investment offerings on Patch of Land have been filling up in less than 30 mins!

I have so far only put some money into Patch of Land. 

Bruce May You're right that the City is pretty much on a mission to push out MH parks - they want higher density, and they've made it really hard (non-feasible) to create new parks in the city limits, according to what I've been able to turn up and read.This particular park went through some rough patches with exactly this problem several years ago, but the city eventually relented and committed to keeping it a park ... at least for a long while.Given that this is a buy-fix-sell rapid (hopefully) transaction, this shouldn't be too big a problem.One interesting question is how a decreasing number of parks may change the demand for the parks that remain (perhaps elsewhere in the county or in neighboring cities around here)... 

I'm guessing I have to rip out the current vinyl and level the floors with floor patch then float a new floor on top. 

Outside, there is some cement retaining wall work needed as well as wood siding painting/patching (or possible vinyl siding replacement?).
