I am investor in Amarillo with 28 properties, so far we received 100% of march and april rent, and it looks like most of may is solidI think this comes down the question of where consumers are spending their moneyMost are in a necessity mindset, ie rent, food, gas etcLandlords for sfr should be in  better shape than retail landlords etc

When it comes to college students, I think many students (and even colleges) will be more open to taking and offering online courses, because sheer necessity has shown that this is do-able.

If the first prospective is arguing over details but the other one has seen the lease and is good to go it may be a sign that the first person will be a problem tenant.Sometimes we develop a plan beforehand, but sometimes it comes out of necessity.
