When it comes to college students, I think many students (and even colleges) will be more open to taking and offering online courses, because sheer necessity has shown that this is do-able.

So you could view it as more of a necessity than a choice.

I had read a comment recently about identifying "necessity moves" or what sounds like the renter was forced to move and how potentially identifying these trends can weed out bad renters.

I'm looking to learn and grow in this industry while also providing a necessity in someone's life.

Having moved every three years and being able to purchase homes during some of my tours I am not new to real estate or even being a landlord just have been doing it out of necessity almost.

If the first prospective is arguing over details but the other one has seen the lease and is good to go it may be a sign that the first person will be a problem tenant.Sometimes we develop a plan beforehand, but sometimes it comes out of necessity.  

Emerging markets and tech, those next big things sure get people excited, but investing in the necessities will provide consistent long term growth.
