The crash motivated me to educate myself about money.

Looking for 2% deals in Phoenix is going to be a waste of time unless you're sourcing the properties yourself via motivated sellers. 

My wife has been very supportive of this dream as I've begun to jump into it and our three kids are a good motivator to plan well for the future.While I currently live in California, this is my sixth state to live in, so I've gotten to see some vastly different areas of the country and intend to start my investing career somewhere cheaper than San Diego.

I have been listening to the podcast almost every day for the last few months and it's a great source of information and motivation so I wanted to share my most recent success in hopes I can meet people who can help me grow my business.My name is Peter Hanson and I am a self employed Real Estate Appraiser and Real Estate Broker in Huntington Beach, CA  I watched investors make a lot of money for many many years so I finally saved enough money to start flipping homes.

However, when I'm sitting at around 90-95% occupancy via AirBNB and VRBO, I'm not particularly motivated to use my scant spare time to build the sort of robust website I'd need to easily process online bookings.  

I sell time and convenience, and motivated sellers are motivated for various reasons.

Can motivated seller leads be found through people going through divorce?

We were motivated to pay off our rental property mortgage that we refinanced from a 30 year loan to a 10-year loan as a way to pay it off sooner and minimize our total interest that we would have to pay.
