CA's Secretary of State forms list the name and address of either a manager or member, so unless you're hiring a third party to serve as manager of your LLC, anonymity is very hard to achieve once filing publicly in CA.As to the probate part, you're right that going through a court probate is a huge hassle, including being expensive and time consuming. 

You get a pie chart of income and expense breakdowns and then you can open up the bullets to the expense or income categories and it is further broken down as far as you have decided to enter categories for your data.Best I found is, this was a 30 day free trial and I just looked to check, it is currently listed as $119 a year. 

Admittedly, pricing will often account for any major items, and I don't believe this is true in Sandy Springs, but there are some areas that an interstate cuts off a small part of the neighborhood, and so labeling the neighborhood as "good" may be true for 90% of that neighborhood, but if you are in the 10% that is on the "wrong side" of the interstate, it can be a totally different market.

Alternatively, are there some ballpark estimates for each expense item (e.g., 8% for vacancy, 3% for capex, etc.) that can be factored in as realistic or worst case scenarios when analyzing the deal?

There are many options for skip tracing, most just send a query to a single database while others hand-scrub the lists for the results.

I get code violation lists from the cities I market in and those lists only have the property address.
