Had one last year that we discounted 30-35k off the ARV for having an interstate about 50 yards from the back fence and that still wasn't enough of a discount.3) Everything will sell for the right price...even something facing a busy street!

I've seen garden hoses in enclosed walls used as supply pipes, stripped extension cords used in place of romex in closed walls, wires twisted together with duct tape... 

I suspect that the carpenters were probably tenants; they just burned down someone else's house instead of their own that time.They do stuff like put space heaters behind the drapes, extension cords under the carpets, and fall asleep with a burning cigarette in their hand.Just this year, there have been several fires that destroyed small businesses--- always ones that had to have been very marginal in income.

I buy in areas close to business, shopping, the interstate, great neighborhoods that have no vacant land that can be developed and who's owners are middle class.

I won't get into the overall condition (no wall sockets for power so extension cords hanging from the light fixtures) but 2 of the units had 2 pitbulls each, one of the units told us he was catching up on 3 months rent "tomorrow" (what PM lets a tenant go three months late without evicting?)

It also requires a special charging cord that doesn't interchange with micro USB cords requiring a person carry multiple cords.

I will get a more exact picture of the interst rate depending on the property.
