The Seller (from what I heard from the seller's agent) is more interested in getting an investor vs first time home owner, so they won't have to evict any tenants out as they have been great tenants in good standing.

If you waited around for years between inspections In a c or d class neighborhood you’d likely be in for a rude awakening when you opened the door to your place only to find it has been converted into a crack house with graffiti on the wall and a basement with two foot of standing water in it .

Absolutely nothing in real estate is written in stone and even if you are basing your figures on the house next door still buyers are individuals and your deal has to stand alone individually.

I think I've found what it is: International Paper Masonite Omniwood - the bad part is there was a class action lawsuit against this siding type, I think because of poor quality and not being able to stand up to the 30-year warranty.

Basically you delay closing and get a written agreement with the seller on tenant screening procedures.Our group is actually working on a deal currently that is pretty broken from a vacancy stand point and the owner is going to let our property management take over at the execution of the contract and then we dont close until an agreed upon economic occupancy hurdle is met.Can send you some high priced lawyer language from our contract if you want lol, hope you do not have to do anything that complex in this scenario.Cheers

I hated trying to sell that stuff because none of "the insurance" ever paid and I was the one they were standing in front of having just come from the service dept where our service manager just told them that $1500 warranty you bought doesn't cover that.
