@Ryan Horne , I'll add one more thing that can get you a loan - having an amazing deal.If you are bringing me a property with tight numbers, one unexpected thing - and there's always at least one unexpected thing - can blow your budget out of the water.If you bring me a deal with a giant spread - and can back up the spread with real numbers - I'm far more likely to lend on it, because even with one giant unexpected thing, you can probably turn a profit, stay in business, and most importantly, pay me back.

This will allow people to reserve just a weekend I would raise the price on Memorial day weekend and lower the min stay to 3 or 4 days.I would add increased rates for any 3 day holiday weekends such as EasterLook at events that will be going on in your area, fishing tournaments, festivals etc and add special pricing for those time frames.Could you add gear for ice fishing in the winter to attract winter fisherman?

I will never, ever take on such a giant project again.

You don't need to fill it in down to every single tweet, but at least think about themes, upcoming promotions, holidays and so on, and jot these down for the next couple of months.
