Your thought to move that portfolio out of state (and maybe a retirement move to a non-taxed state) would be very timely right now. 

By paying off the land loan through the new construction, it removes that lien and allows the construction loan to move into 1st position.

If you can take 8 properties and move them to 3 bigger & better one's great, I would push you further and say take it to 2 even better one's.  

I am moving to STR because of how Aircover works and I doubt I will leave Airbnb unless they change the Aircover and resolution system.

If that is a stretch as to your qualifications, I would not recommend this as it would with relative quickness go to the attorneys to move forward with drafting, inspections, title search, etc.
