Do It Yourself (DIY) and syndication can co-exist and provide a platform for you to grow, learn and make money...I think its ideal as you spend the next year learning from books, BP, syndicator deals you are intentional in, etc.... 

I caveat the "unless you have to" because I was also working on, and paying for, renovations in the house I lived in and didn't have the cash at the time to float two mortgages, install two kitchens, two bathrooms, etc.  2.

They've rewired the electrical and installed new smoke and fire detectors.  

If those locks are still in good shape, just install them at the next address.I went to college to, and it is not mandatory, and I got a business degree that emphasized real estate.

I would not recommend the DIY cleaning you spoke of.

I bought 3 homes (2 in Rochester, 1 in Brighton), that only needed me to change the locks and install smoke detectors (and a few more minor stuff).
