You have this notion that the buyer has to inform the seller of market value, etc.

That's embarrassing because that is exactly what (in part) gives wholesaling newbs a black eye and tarnished reputation....the notion that they are owed something for nothing. 

The notion that your own home does not generate income is silly, unless of course you plan on being homeless. 

I agree w/ the use of the crime map & the general notion that you'll find more crime in low property value areas but....Example:  We owned several properties in Texas & Florida.  

The notion that "true Investors" are ONLY those who aren't licensed, or the wholesaler is complete and utter foolishness.Ignorance?

For example, you could elaborate on the notions of recourse/non-recourse, personal guarantees, evaluate and summarize the range of DSCR lenders (those that seem to offer 30 yr fixed in particular), local vs national HML general things to know, and how financing works for purchasing from wholesalers.
