Hello, I have a STR  unit next to my house thats insured properly as a temp rental, but am considering turning a multi family into one as well.

Yes it's more simplistic and less control over comfort but simplicity has the ability to save you on repairs someday. they do make thermostat systems that have the capability of averaging the temps across floors and rooms. 

Heat can wait unless in a very cold climate where temps are below freezing in case an HVAC company cant get there right away.

Palm Springs in the summer you're going to see temps of 110+ and in Joshua Tree and Yucca Valley you will see temps of 100+.Historically and in general, Palm Springs, Joshua Tree, and Yucca Valley have been good to STR owners and I have clients looking aggressively in all three towns.

Ripped up old carpets and laid new laminate flooring all throughout, new trim, a lot of drywall work due to lack of temp control, new paint all throughout, added wainscoting over tile bathroom and hallways as easy and inexpensive fix.
