.- The inspections are only 5 years, but tenants are not likely to take care of them home as well as you, and refurbishing hardwood, lath and plaster, and anything else is going to be much more expensive than the typical Landlord special (white paint, and grey LVP)It will all come down to making your numbers work.

It does make me feel more comfortable as I know the are well as a Real Estate Agent.

On the other hand, the croissant are cheaper, local and work pretty darn well.

In Ohio you can find a lot of single family in the $100-200k range or 2-4 units in the $150-400k range that do pretty well cash flow.

If your current photos are performing well, you don’t need to change them often—just refresh when there’s something new to show!

When faced with scenarios like this, it's tough to answer such a specific question with limited information. 

You have not documented these incidents, nor have YOU informed your tenant this behavior is unacceptable.
