Currently San Diego STRs are still mostly unregulated but the negative STR environment is still in place. 

As far as job growth, we are seeing Bakersfield repositioning into the transportation and logistics industry with many major brands bringing their DC’s here and focusing on bringing corporate offices here as well.

Lastly and possibly most importantly, find a quality real estate agent who will guide you as to crime, transportation, schools, tenant quality, job growth, etc. in the area.

But I was stuck at thinking-- How do we transport it to site ?

Plus I would prefer an investment property closer to my main residence to reduce transportation costs...5) mortgage vs heloc...yes...I need to perhaps do some math on this...because I'm getting paid a varying rate per month (I work from home on a daily paid employment contract)....the challenge with the mortgage is that if we decide, we can't simply pay it off at once or put money over a set amount against the principal. 

The property is located within 5-10 minute walk to the main transportation hub that gets you to NYC in 15-30 minutes.

If you're interested in starting with single-family homes that are not far from the city and near transportation with a healthy market of diverse renters consider looking in Long Island, mainly Hempstead and Uniondale.

It just takes two trips from the vehicle it is transported in.
