We have a rental portfolio with five kids, travel sports, and a 60+ hour a week job. 

I live in Los Lunas but am willing to travel to Albuquerque or anywhere within reason. 

Being military I like having full control of my assets and getting my hands dirty but the cost of travel around the country even with property managers is a big hassle however using a yurn key company like Roofstock , which is similar, I feel more comfortable with it.

You need to travel further east to the maritimes.

I just bought two duplexes in Cleveland and will have work done to them, there will be many expenses I have for 2018 as I just started an LLC and besides rehab, and tons of fees, I will also have spent deductions on learning, travel as well. 

I found that American Family and Travelers were very competitive rate wise here.

My idea would be to put the word out in my community that any random person who brought me a lead, I would pay a fee to IF I closed.My community is fairly small and word of mouth travels really, really fast here.

I do not live in Houston, but travel on & off into that area.

After all inspections done, you'll get removal of contingencies and then, if Buyer changed their mind - your Seller gets EM.Even when people are still living in the property, they allow for the Buyer to get inside - for example, their mom travelled from another state to see the house her kids are buying.During the time of contingency/pending sale it's not totally Sellers house anymore - it's more like Buyers house.Of course, you advice not to abuse the right to check it out but it's understandable that people want to see it again - especially if it's first time homebuyers or much more expensive house than their current.They could get cold feet without seeing the house if you're afraid of that, but if they see something in the basement like water after rain - it's better to agree on remediation during waiting for the mortgage commitment rather than at final walk through.That's might be a deal breaker at the last day,  while during the waiting time you could work it out. 

That is to create passive income, be my own boss, not have my son spend more time at daycare then at home because I have to work, retire early, travel and to overall obtain financial freedom!
