This is where you compare features (such as garages/pools/beds and baths etc.) of the subject property with the comps, assign a dollar amount to those features, and then adjust the sales price of the comps up or down as appropriate before calculating the subject's ARV based on those adjusted comps.This will hopefully help you nail down a more accurate ARV for your property.Feel free to reach out if you have any questions.

Now, we're not talking an 18 foot deep high dive pool down there...it might be 1" - 2" deep (but, I'm still trying to decipher the photo from my inspector and get a hold of him).It also (oddly) looks to be on top of a sheet of plastic.

Referrals from people you really know are a great way to start as well, though if you need to expand your referral pool (like if the people you know aren't looking at the same kind of investments) BP is the place to go.As an FYI, the average rent for our props is $950, so certainly not CA rents, but not CA prices either.

Here's the specifics on the property and financials:- 7,000+ square ft, 5 bed, 4/2 bath on 3 acres with a pool- Purchased for $970k, ~$750k rehab budget (actual spend went over) and ARV of $2.56M- Listed for $2.4m, with a neighbor listed at $3M and 5+ comps between $2.3M-$2.7M- Current list is $1.9m.The last 2 years, we've seen homes comparable to ours moving within 10 days on the market, yet all comps are sitting tight at their original list prices with nothing going under contract.
