I’ve owned this property for four years, and this is the first complaint of this nature I’ve encountered, so I’m curious if, by leaving it as is, I could go extended periods without facing clog issues.Any advice is much appreciated!

If you want to stay in your house, then your only option would be to leverage equity which will probably be in the 8-10% interest rate range.Not knowing the entire situation, I think you could consider downsizing and then using the proceeds to buy a 2-4 unit property and start making $40-75K right away with still no debt.

Thank you,Phil Don’t have any experience with the mentioned mentors, but I do have 45 years experience in commercial real estate investing.Flipping (wholesaling) commercial properties require the same base of knowledge (real estate principles, real estate law and real estate finance) that is a foundational requirement for flipping residential properties; PLUS, extensive knowledge of the commercial property TYPE one is trying to engage with, and extensive knowledge of the local real estate market for the subject property type.

This is a very popular incentive in the city of columbus where tax abatements can lower taxes by 3k a year. on income of 60k for a traditional triplex that we build that would be lowering operating expenses by 10% if you assume approx 40%. it makes a big difference but I was wondering if anyone has actually seen the benenfits over time from holding these properties or investing in similar areas in urban core adjacent through renovations or new construction. there are benefits to selling them obviously but please comment if this applies to you!!
