Many DSCR programs require an investor to have a mortgage history- there are some DSCR mortgage programs that will work with investors who are renting- some refer to them as first time home buyers (FTHBs)- DSCR loans are only for investment properties where the owner isn't living there.

The owners who switch to a PM come to me for the same reasons Drew said above.It is not rocket science, most folks hit a point where they no longer want to trade their time for money. 

I have my credit where it needs to be have a down payment saved of around 17k and looking into Host financial to go through for my first deal I am wondering has anyone personally used it and how do you like the company and the process thank you and looking forward to the journey

I can see your program working in states like NY or NJ where I have waited 2 to 3 years for judicial foreclosures to complete but don't see why I would want to buy a note in GA given the timeline above.
