I always go in with a simple offer of this is the rent, and we are also comfortable giving you a (insert something you need to do anyways like a basic, white paint job or a new appliance).This is one of the most uncomfortable parts of the business though, and the quicker you get over being able to have these conversations, the quicker you will be successful in this business.

If you have a partner / other llc member you can adjust Operating Agreement accordingly to have one person credit qualify. 

The agreements I've seen basically say you are guaranteed nothing, you could lose all your money, you might not be paid on time or ever, you can't rely on any representation made by the GP, you have no control over the operation and other terms and disclaimers to that effect.

Has anyone did a DSCR with the company the Mortgage Source? How was it? When did you get the appraisal from them?I am curious to see.

There might be demand, but oversupply in certain areas, like Orlando, is pushing prices so low that it becomes impossible for some property owners to break even, let alone turn a profit.Agents promoting STRs as "good investments" without considering the current market saturation, high operating costs, and potential competition do a disservice to buyers.

I have been operating STRs for 5 years now, and there are many with much more experience, so you are sure to get other opinions.  

You will have higher premiums if the property is not operating within a formalized 503c nonprofit entity. 

Check with your local boots-on-the-ground team to learn about how that particular HOA operates.
