Maybe they need someone to shovel snow out of their property, or standing in line to pull a permit for construction. 

I believe he has been in and out of the property as the driveway has been shoveled but I believe he didn't plan on living there till March.

We also have an ash bucket with a small shovel available for tenant use.

Sometimes I'll even shovel the next door neighbors snow if I'm already doing my own.

He would actually have the door swing in which I thought was a good ideal since we get so much snow that sometimes we cannot open the door this way the door can be opened and they could shovel themselves out . 

Others that are really handy now that I'm a landlord (3 SFR)...shop vac, tape measure, socket/wrench/screwdriver set, hacksaw, electrical tester, pipecutter, torch, solder, paint buckets, rollers, brushes, power sprayer,  22" lawnmower, rakes, shovels, hammers, electrical fault testers, meter, cutters ... could go on forever.

Also, if there are sidewalks those will have to be shoveled in the winter.

What would you do in the case of yard work and shoveling snow?

You need a big shovel to dig through all of the crud to get to the deals you end up doing.

Cut the grass, shovel the snow, clean, chit-chat with the tenants, etc.
