I suppose that would mitigate their risk to some degree...if a deal goes south they have a bunch of $5K guys mad at them, who shrug their shoulders and say to themselves, "well, that didn't work!"

Real estate requires marketing and I have a good head on my shoulders so I am gonna use it.. 

But once you've brought the standards up by improving your property, how much more falls on your shoulders?

I think that was one of the reasons we took so long to renovate because there was no one over our shoulders and that made us drag our feet.
