I ended up paying for the entire service AFTER the warranty company called a repair shop and then the repair shop sent them the repair info.

Cash flow works for sure as well however you need numbers for it to make sense and you need a very strong team and in the cash flow markets the mistake most investors make is shopping by returns.. you can buy in nicer areas of the "cash flow" markets you dont have to chase yeild and you can have a much better outcome every city has its nicer area.. invest there .. then you have simple logic..

Account Closed- thanks ...PM firms will factor in drive times if they are close to property ..if you arent  satisfied  with their responses -  shop for a new PM firm and  if you do - maybe  ask this exact  scenario to  them and see what they reply with

Yes indeed mate.I probably would have fixed the rate also but "underwritten" the deal from a worst case rate scenario like I would do with SFH if financing.I'm not versed in large multifamily deals and would love to learn more.I think I could really do some "damage" in the field because I own and run a property management company and we run a tight ship that's very well optimized from an automation aspect and affiliate fee structure standpoint.So my bottom line for example buying a 50 or 100 unit would be much safer/higher due to in-house PM and "working" the margin.
