The other concern I have is I think this specific area may be overly saturated with STR’s and ALL the houses look the same pretty much.

It's like when crocs first came out they were the weird comfortable shoes/clogs then people started wearing them more places then the market got saturated and they fell off hard in around 2008. 

I can pay $800k for a 1200 sqft house with a pool in saturated South Scottsdale, or I can pay $500k for a 2400 sqft house with a pool on half an acre in Glendale.

Niche markets reduce the competition in a saturated industry, and they allow you to hone your skills in one area rather than dabble in several.

The Orlando are is pretty saturated and the nightly rates are quite low.

But it's been a while since I have even done that as my market specifically has been pretty saturated with investors the last few years making the juice not worth the squeeze for some time now.

If you're looking in the Disney area- 4-6 bedrooms are saturated.

I would focus on what skills you currently are best at (and/or focusing on what you'd like to learn) and then the business you start will likely reveal itself.Not to mention, it could be localized to your market you work in and what it really needs....does your area need another property management firm or is it already over-saturated?

I mean there is a saturation point.. if you build too many in one development your going to have downward pressure on rental rates for sure.
