So you have a lot of newer investors launching and newer investor going along with the ride .. time will tell on all this stuff.What killed the guys I knew that bought in Texas back in late 80s and early 90s was the lack of tight zoning.. they bought a building got it rented up.. developer builds brand new down the street and raided tenants.. along with economic issues..

Commercial has advantages however vacancies can last a year of longer so you need deeper pockets to ride them out.3) You do not pay off rentals, equity kills the cash flow.

The key is to put yourself in a position that when (not if) corrections and recessions occur you can ride it out and not sell until the market rebounds.
