Most reputable contractors who have been guarantee year around work for several years are taken by big builders.

As stated previously, there are a few reputable turnkey companies here in Memphis as well as a handful of successful wholesalers and investor friendly realtors.

Personally, I think you can be better off with a turn key property than one off the MLS as long as you are dealing with a reputable turn key company and here's why.1.

I am a stickler on professionalism to keep our business as investors (wholesalers, flippers, landlords, etc) having a good reputation or else we will end up where homeowners will run like we are the plague when they see us coming, which many already do.  

That will keep you out of trouble and help you develop a strong reputation.
