I think if I were just getting started in REI I'd find a state where one doesn't need an attorney for evictions.Here in NC just about anyone can 'represent' the landlord at small claims court.

The sellers have a tendency to show nice photos if scenery that is 30--60 miles, or even more, away and represent it as local.Also, prices for those on line "bargains" are usually considerably higher than you would pay if you went and bought from a local realtor.I have no idea whether the piece of land you are considering is a good one, or a good price.... and neither do you.

You can still get a lot of benefit from using an agent as long as everyone understands up front what your situation is and what you are looking for.A second option (less likely to work well) is to tell the listing agent on the home that you want to make an offer and represent yourself IF they will drop the full commissions down and the seller credits those savings to your closing costs.

The conference had representatives from all over the Midwest set up each in a booth and Southern CA investors went from booth to booth talking with the different reps about their areas.With that kind of proactive event going on, I would say that investing in CA for appreciation would not be the best bet right now.
