Hey All,Doing some digging tonight on what to do with my kids' money - gifts and/or allowances.

(IRS - Family Gift) My parents are a good source of low budget ( < 20k) loans.

Josh called and asked for some help getting the "gift bags" stuffed and put together for 400!

I provide home depot gift cards, within $100 over estimated costs.  

 Forgive the slight repetitiveness as I have gone through the other "gifts for tenants" discussions, but I am looking for current opinions on special occasion gifts. 

Without balance it means nothing.My favorite part of yesterday was  seeing my mom at 72 years old eating the pot roast I made for 9 hours in a crock pot and laughing at everyone having a good time opening gifts to each other.

You get a $25 gift card, I get a discount as well.

With that concept in mind is there a directory of grants-in-aid specifically for real estate investor identifying companies or individuals who need to relinquish $10,000 to $100,000 as gift money to lower their tax bracket.

All contracts, options, or other devices not based upon a substantial consideration, or that are otherwise employed to permit an unlicensed person to sell, lease, or let real estate, the beneficial title to which has not, in good faith, passed to such party for a substantial consideration, are hereby declared void and ineffective in all cases, suits, or proceedings had or taken under this chapter; however, this section shall not apply to irrevocable gifts, to unconditional contracts to purchase, or to options based upon a substantial consideration actually paid and not subject to any agreements to return or right of return reserved.Burden of proof is on the person to PROVE they are not acting as an unlicensed broker.

It's certainly possible but I think you'd either have to see one major opportunity and get lucky, or just do it philanthropically.
