What does the apartment actually look like...did they just walk out one morning with coffee cups on the kitchen table, clothes in the closet, multiple pairs of shoes, medicine cabinet looking normal, perhaps with toothbrushes still in place?

I have a plumber and handyman on speed dial and my lawncare guy serves as a second pair of eyes.

@David Ivy My partner and I are considering doing a live-in flip paired with house-hacking via an AirBnb rental (assuming we can find a home with a rentable ADU!).

It takes five minutes to rekey a pair of locks once you get the hang of it.

My experience with electronic looks are that they are nice for a personal residence but not rentals.I do not buy locking knobs because they offer no addeded security if paired with a deadbolt . 

It could also be that your appetite for investing isn't paired well with real estate - you may want to consider REITs or even online platforms like Fundrise.
