I tell everyone this, New York is one of the hidden gems of investing if you know how to play the New York game.

You don't ever want to double book and have to cancel one of them.And the guest giving a phone number in the first message like in your original post is against the rules and the guest knows it. 

Some brokers (like this one) work with 220+ lenders.

I think we're priced pretty well when looking at comps now, and we did one price reduction.

Now my focus is helping others do their land deals.. states I like are FLA WA ID MT TX AZ NV OH MO KS and WADC we have 3 big ones going thier these are 10 mil plus deals. 

I know you can do one per but that would be a hassle if you scaled your business.

However, for future purchases as investments or otherwise, as a Realtor, I never take a commission on my purchases.For one, I don't want to pay taxes on it or split it with my brokerage. 

I would prefer to sell the property vacant or the easiest less stressful way as possible, however I was advised that could deter investors buyers interest as the rental income is a one of my strong selling points.I am open and would appreciate any thoughts and/or suggestions from fellow agents or investors alike.Thanks
