I've done a local renovation and I wouldn't do a BRRRR in Indy after a few attempted offers. 

Maybe offer a 2 yr renewal with $1500 yr 1 and $1600 yr 2 or just a one year renewal with $1600 in rent

If rates come down at all I predict we’ll be back in a strong sellers market (competitive offers, steep appreciation etc) because inventory is still low.

What loan terms are currently being offered for these type of rentals? 

If so, offer that price and if they doesn't like it let them be someone else's problem.

I've offered to send the spreadsheets to anyone who wants them - haven't said a WORD about money.I've made no bones at all about why it works - that's my whole point, actually.... but, keep trying to find fault.
