Competition and Listing Quality:If homes are staying on the market, it could also be due to stiff competition in that neighborhood.

It is in great shape in a nice neighborhood and each unit has over 2,000 ft with a large 1 car garage and a large deck. 

Consider capital gains tax, house hacking, FHA loans, and neighborhoods with high rental demand.
