For example, you can raise the rent 50 or 100 dollars every other month for the entire year until you hit market rents, that way they don't have to dish out 300 in increased rent right from the start.

My vote is yes to dishwasher - people like to be able to hide their dirty dishes and not have to keep a dish drainer on the counter.No to the disposal, because people think they can shove anything in there.

There was not enough for dishes...I finally replaced the 15 year old water heater myself and didn't renew the policy.FWIW, , I was told by that code enforcement officer that American Home Shield gave him problems, as well as other people he knew, and apparently are/were the defendants in (various) lawsuits.

We'll leave the light on for ya. everytime I connect through Houston and walk up the jet bridge it smells like mold and a petrie dish.. no thanks too much humidity there I spent a year in Jackson MS that was enough humidity for a life time for me.
