Your rent is currently, using the 15% number, $270/month below market which if we only use the 2.5 years left is $8100 without any further market rent appreciation and not counting the 6 months after a 1 year lease would have allowed the rent increase (so with the exception of rent depreciation this is the lower bound on difference between your rent and market rent).As indicated, the 4 year lease ensures minimal return if there is not any market appreciation.
