Looks like there are a few in Colorado.I agree I learned much from (close to) free sources but did take Apartment course (syndications) through my REIA from Anthony Chara who is based in Colorado.

If you don’t own your current place the obvious answer is to house hack by the room with relatives/friends/co-workers.

  $1.5M mortgage, 30-year-fixed at 2.5% so I really do not want to sell or refi.I've looked at equity co-investment outfits like Point and Hometap, but the deal terms seem atrocious. 

@Jay Lam in Colorado a licensed property manager has to hold security deposits in a trust account.

You can also ask your co-workers where they are investing passively as they may have already screened syndicators or JV operators you can lean on.

The lender may want that co-GP/experienced builder to be a guarantor on the loan, too, which they may nor may not be comfortable with.

We were able to put a deal together 10 years later after the sale of a different property in Aurora, CO.
