Strike while the iron is hot!

@Brent Cline Thanks for coming to the bbq last night.Having 35+ like minded folks in my home for a few hours on Friday was awesome.FYI One of the guys I know at the party made an offer on 27 units the morning of the party.

That is awesome, I am too using BRRR strategy with multifamily, ironically with the scope to jump into commercial eventually.I don't do flips, but have a couple of clients that do, hence my constant research on new properties and contacts with wholesalers. 

37 units, 5 story, no basement, flat roof, has the 1980's required retrofits that connect the floor/ceiling joists to the metal plates on the outside along with the other reinforcement beams on the inside of the walls and the parapets reinforced with large angle irons on the roof, has several cripple walls in the roof space, and a few windows at the front lobby bricked up.

We currently have the financing and the deal in place, but we are just looking to iron out the above so we know before we go into it. 

Also, they have not ironed out all of the details yet.

I recently saw the tenant at a bbq restaurant and we exchanged pleasantries.

I had an old iron fence around it and I was told that relatives lived nearby and they came a few times a year and placed flowers on the graves and they weeded it. 

Ironically, there is more information (free or otherwise) than ever before.
