AirBNB does not allow you to set a minimum age BUT - in their "you have an inquiry" email they'll tell you if the person is over/under 25 (right next to saying they have verified government ID).

Some good advice, and to add some more... a few things pop out at me, given how you describe where you are (not physically, but in your REI journey/inquiry):Yes, as someone mentioned, make sure you'd be 1031-ing the sale if you do that.As someone else said, $65k deals come with some risk.
